Painting and Drywall Work in Delaware, Oklahoma: What Older Homes Here Demand

A lot of the homes around Delaware and the Ottawa County stretch of northeastern Oklahoma were built well before 1978, and that changes how we approach every painting or drywall job. Before a brush ever touches a wall, we take time to assess what we are working with. Homes built in that era commonly have lead-based paint somewhere in the layering. We are not licensed lead abatement contractors, and we make that clear upfront. What we do is identify surfaces that appear to have deteriorating or disturbed paint and flag those areas honestly before any sanding or scraping begins. Homeowners deserve to know what is on their walls before work starts.

Plaster is another reality in older Delaware-area homes. Unlike modern drywall, three-coat plaster walls have real mass to them, and they move differently as the seasons shift. Spring rains push humidity up, then summer heat dries everything out fast. That cycle causes plaster to develop hairline cracks along lath seams and around window and door frames. We repair those cracks with setting-type compound rather than lightweight fillers that will shrink and re-crack within a year. When a section has separated from the lath entirely, we assess whether a plaster repair or a small drywall patch makes more structural sense before recommending anything.

Oil-based paint is everywhere in these older homes, layered over decades of repainting. The challenge is that latex paint does not bond reliably to a glossy oil-based surface without proper preparation. We dull the sheen with sanding or a liquid deglosser, spot-prime bare areas, and apply an oil-compatible primer where needed before any topcoat goes on. Skipping those steps is why so many repaint jobs in older houses start peeling within a couple of seasons. The climate here does not forgive shortcuts.

Caulk and Window Trim: A Common Failure Point in Pre-1980 Construction

Original caulk around window and door trim in homes from the 1960s and 1970s has typically dried out, cracked, or pulled away from the surface entirely. That gap lets moisture work in behind the trim, especially during the hard spring rains northeastern Oklahoma gets every year. When we prep for exterior painting, removing and replacing that old caulk is not optional. We use a paintable siliconized acrylic that stays flexible through freeze-thaw cycling. Properly sealing those joints before painting is what keeps water from undoing the finish work within a season or two.
